Unrestricted property is real estate without land use restrictions, property easements, or restrictive zoning laws. Without an HOA or government-imposed restrictions, you have the freedom to build unorthodox homes, breed animals, or start an unconventional business.

Unrestricted land can range from cheap unincorporated desert to remote waterfront lots. Land buyers should always do their own due diligence to verify restrictions before purchasing a property.

CABIN CREEK, CO -- If you enjoy solitude, an entire town in Colorado that's about 45 minutes from Denver could be yours for $350,000. The town, Cabin Creek, is located just outside of Byers, Colorado in rural Adams County.

The owner calls it a ghost town, but Cabin Creek has potential. For $350,000, you get nearly five acres, plus an old gas station, an 8-room motel, a roadside restaurant cafe, an 8-space RV park, two houses and a private shooting range.

The current owner of the town, James Johnson, is selling Cabin Creek on Craigslist.

"There's something cool about tiny towns," Johnson told KDVR. "Anytime I would stop on Route 66, I'd see places like this and I just love them."

Johnson first drove by Cabin Creek 36 years ago and felt like he had to have it, but people thought he was crazy.

"It was full of chickens when I first got the place, so I was telling everybody I had a whole motel full of chicks," said Johnson.

However, it wasn't that long about that Cabin Creek was a great town - just ask around in Byers. Joan Lippet remembers Cabin Creek in its heyday. The couple who owned the town and ran cafe, served the best chicken fried steak in the state.

"A lot of people just went out there for the meals because they were so good," said Lippet.

But sometime back in the 70s, something bad happened at Cabin Creek.

"There was a murder there. There was some people that they took in, felt sorry for or something, and they found out the couple had money," said Lippett.

That's when Cabin Creek's fate as a ghost town was sealed.

"There was nobody here, so these buildings sat totally vacant. Nothing going on out here for a number of years," said Johnson.

Johnson once had big plans for the town. He wanted to turn it in to a Route 66-style tourist attraction. But now his wife has bigger plans: retirement.

Johnson has installed some new electric panels, some new wiring, a new well and new sewer, but admits the property needs more work, including the RV park and cafe.

"We would like to sell," Johnson wrote on Craigslist. "We have some traveling we would like to do and this project keeps us here."

In case you had any doubt that you can find just about everything on Craigslist, a Colorado man has put an entire town up for sale on the advertising site.

That's right — for James Johnson's asking price of $350,000, you can purchase the entire town of Cabin Creek, Colorado, which is located less than 60 miles east of Denver off of Highway 36. Included are five acres of land with a 3,300-square-foot shop, roadside café, RV parking spaces, a motel and a two-bedroom, one-bathroom house. The unusual listing was posted to Craigslist about a month ago.

FOX31 Denver

It's important for potential buyers to note that Cabin Creek has been a ghost town since the 1970s, according to FOX31 Denver. In its prime, locals say the town had a cafe that served up an amazing chicken-fried steak and a movie theater that was popular with residents of neighboring towns. But in the '70s, a murder in Cabin Creek drove people out. "There was nobody here, so these buildings sat totally vacant," Johnson told the news station.

Johnson had once hoped to revitalize the town and even turn it into a Route 66 tourist attraction, but now that his wife is retiring, the couple plans to move to an even more remote destination. The history buff posted the listing to Craigslist in hopes that someone with a vision similar to his will take the town off his hands. And so far, for both Johnson and the town of Cabin Creek, the future looks bright.

"We've had so many people look," he told FOX31 Denver. "It's been amazing."
